2. What are my utilities costs?
We built Emerald Woods with gas heat and hot water, R-30 attic insulation, vinyl double pane windows, GE energy efficient appliances and 2x6 insulated walls between all townhomes.

3. Can I have a pet?
Yes, we allow a maximum of two pets per townhome in select buildings set aside for pet owners. We have a restriction of no more than 25 lbs. per pet and breed restrictions. There is an additional pet lease and a $300 pet fee per pet.
4. How do you handle service requests?
We offer 24 hour service everyday. We always have a maintenance person on call at night and on weekends. We also have a full-time office staff on site.

6. What term leases do you offer?
6-13 month

7. Do you have bundled phone, cable TV and Internet at a discounted rate?
Yes, we have an exclusive offer from Knology (go to www.knology.com) that offers a great package at a discounted rate.
8. Do you allow satellite dishes?
No, we offer an exclusive package of phone/cable TV/Internet from Knology.
9. Do you have wireless Internet at the pool and hot tub area?

10. Is your Club House gathering room available for rental?
Yes, we have a beautiful room with a gas fireplace and a full kitchen area. We schedule all events. We charge a $100 fee and a $200 refundable deposit if no damage.
11. Do you have garages?
Yes, Emerald Woods has attached one or two car garages with garage door openers designed so you pull into your own garage and walk into your own townhome family room.
12. Do you have handicap units?
Yes, we have a Georgian model townhome built with 36 inch wide doors that can be adapted in the kitchen and baths for wheelchair access.
13. Are there restaurants, shopping, entertainment, libraries. and outdoor parks nearby?
Yes, we are located in the heart of West Knoxville. Numerous restaurants, shops, entertainment, libraries, and parks are within minutes. We are centrally located between the Pavilion at Turkey Creek and West Town Mall, as well as being only a short distance from downtown Knoxville. 14. Is Emerald Woods a gated community?
Yes, we have a vehicular gated entry with only one entry and exit to Emerald Woods. Each tenant has two proximity entry cards for access thru the gate.
Your visitors may be allowed (only by you) entry into the community via your cell or home phone from the entry gate phone.
You may reserve a gate controller for your car visor that works like a garage door opener for a one time programming fee of $45/each.
15. Does my garage door have a remote opener for my car?
Yes, we provide at no charge two openers for each townhome garage. An extra may be added for a programming fee of $45/each additional opener.
